Stockton Heath is a Victorian village south of Warrington, and its houses show it: timber sash windows, panelled front doors and joinery to suit a period home.
The conservation area along London Road and Grappenhall Road was designated in 1988, and it sets the tone for much of the village. The housing runs Victorian, Edwardian and inter-war, a period when windows and doors were joinery rather than plastic, and that is the character the council weighs a change against.
On a bay-fronted villa the windows are usually the first thing a standard replacement gets wrong: the horns on a sash, the slim glazing bars, the way the frame sits back in the reveal. Inside a conservation area a replacement window is normally expected to be timber for timber, and uPVC applications are usually refused. Where an Article 4 direction applies, permission is needed even for a like-for-like swap. It means a sash or casement has to be made to the opening rather than ordered to the nearest standard size.

What happens to the mess?
It leaves with us. The site is cleared and left tidy at the end of the job, which is the part people are most often surprised by and the part we would rather be judged on.
